At Countryside, we make owning a home easy!
Owner financing is our specialty and we have helped scores of people own their home – instead of renting. We can often make loans to people who can’t get bank financing (usually just because they are self-employed or had a past credit issue).
Here’s how Countryside’s Owner Financing Works:
Countryside and their affiliates have the ability to finance your new or existing home with simple qualifications. On a typical 3-bedroom townhouse in Fishersville, for example, the purchase price is $187,205. If you have 5% down which would be $9,361, and your credit is 575 or better, you are well on your way to owning a home! (APR of 6.99% on a 30-year Adjustable Rate Mortgage.)
We will sit down with you and write a simple purchase agreement. Your monthly principal & interest payment would be $1,183, plus taxes & homeowner’s insurance. You would invest a $2,500 deposit, plus $30 to run your credit and background, then we are all set. Congratulations, you’ve just bought a home! (Don’t worry If your credit is less than perfect. If you have a sufficient down payment and have a clean background check, we would be happy to work with you to achieve the goal of owning a home.)
Once the contract has been signed, we will schedule a closing date. On the day of closing, you would bring the balance of your down payment ($9,361 – $2,500 = $6,861) and your first monthly payment. There are no closing costs! We cover those! The closing takes 20-30 minutes to go through the paperwork and to answer any questions, then you leave with the keys to your new home. It is really that easy!
